Tenant FAQs
Answers to your common questions
-
Can you hold a place before I apply?
Properties are rented on a first-come, first-served basis, and we built our process around placing the right tenant from day one, not cycling through applicants. A completed application and required fees are what secure your place. We recommend moving quickly once you find a property you want. -
Do I pay the first month's rent and last month's rent with my security deposit?
Move-in costs vary by property, but tenants are typically required to pay the first month's rent and a security deposit before receiving keys. Some properties may also require last month's rent upfront. You will receive a clear breakdown of all required move-in costs before signing. -
How old do you have to be to apply?
All applicants must be of legal age to enter into a binding lease agreement, which is 18 years or older in most jurisdictions. Every adult occupant is required to submit a separate application. -
Is the deposit refundable?
Security deposits are refundable when tenants leave the property in good condition, with no damage beyond normal wear and tear, and fulfill all lease obligations. Deductions may apply for unpaid rent, damages, or cleaning costs that fall outside normal use. -
Who needs a cosigner?
A cosigner may be required when an applicant does not meet the income, credit, or rental history qualifications on their own. Cosigners must satisfy the same financial standards and execute a guarantor agreement as part of the lease process. -
You have a property I want to rent. How do I apply?
Applications can be submitted online or in person. You will need a completed application, the application fee, and supporting documentation such as proof of income and a valid form of identification. We review every application thoroughly because responsible placement from the start is what our entire model is built on. -
How do I pay rent?
Rent can be paid through the online tenant portal, by automatic bank transfer, or by check or money order depending on the property. Our portal gives tenants direct access to payment history and account details at any time. -
I want to get a pet. What should I do?
Review your lease agreement and contact our team before bringing a pet into the property. Some properties permit pets with an additional deposit or monthly pet rent, and others carry restrictions. Reach out to us directly so we can give you accurate information for your specific unit. -
I want to move out, but my roommate wants to stay. What should I do?
All tenants listed on the lease share responsibility for the full lease term. If one tenant is leaving and the other wishes to stay, the remaining tenant may need to qualify independently or secure an approved replacement. Contact our team as early as possible so we can guide you through the process properly. -
My lease expiration is coming, and I want to move out. What should I do?
Most leases require written notice before vacating, and the required notice period is outlined in your lease agreement. Submit your intent to vacate in writing before your deadline to avoid additional liability. If you have questions about your specific terms, contact us directly and we will walk you through it. -
Who is responsible for paying for repairs and maintenance requests?
Our team handles routine maintenance and repairs as part of full-service property management. Tenants may be responsible for damages resulting from negligence or misuse. All maintenance requests should be submitted through the tenant portal promptly so issues are documented and addressed without delay.
